The Design Studio's long history as the leader in Tokyo's International Design Community has successfully fulfilled a wide range of client needs. Our creative efforts encompass concepts ranging from classic, traditional formats, to the latest developments in contemporary digital thinking. Services are tailored to ensure full client support. Commencing with project management, design services include; Building Analysis, Programming, Schematic & Design Development, Construction Documentation & Administration and Bidding and Negotiation.

Project Management
The Design Studio is internally organized to offer dedicated team services best suited for each project, and is also able to offer independent project management services.
Typically, as the leader of each team, a project manager is assigned to oversee the implementation of a project from conception through to completion, and to act as a conduit between client and all project related service providers.
A project manager will liaise with all parties to ensure that overall project scheduling deadlines are adhered to. After submission of an approved work schedule, weekly site vendor meetings track each building trade�s portion of the schedule. Any changes to the schedule which may impact the project are reported immediately, with corrective measures suggested to safeguard the integrity of the overall schedule.
The design team will regularly report to the project manager, who will bear the ultimate responsibility for the project�s success.
It may be stated that in over 30 years of operation, The Design Studio has never missed a scheduled completion date.
Building Analysis
The Design Studio can assist in assessing candidate buildings to determine the suitability of a building�s infrastructure versus client needs.
New buildings are constantly added to our database of information.
The chart on the opposite page is a sample of building infrastructure comparison.
Schematic Design
Our professional design teams consist of; Project Manager, Project Designers, Assistant Project Designers, Quantity Surveyors and a full Visual Support Team.
Each team, with its support staff, initially work to achieve the following goals;
Understanding of the proposed operation structure and expectations of the client.
Understanding a client�s business needs and Corporate Image requirements precisely to propose development plans.
Develop timeline/program to include all phases of project and coordinate completion dates.
Confirm with IT and M&E vendors the client�s needs, and establish appropriate Electric/Mechanical infrastructure standards.
Establish budget parameters
After compiling all of the above information, The Design Studio will submit a preliminary presentation.
Design Development
A preliminary presentation consists of floor, ceiling, and furniture plans, renderings and material sample boards with proposed ideas for all floor, wall, ceiling and furniture finishes, and a preliminary budget which will be our own unsolicited estimation to be used for budgetary purposes.
An updated, detailed project schedule outlining follow-up presentation dates, construction period and final completion dates is submitted for client review.
Following acceptance of a final presentation, a set of drawings and specifications are compiled and used as the basis to obtain vendor costs to be submitted to the client for approval.
Cost Control
During the schematic design phase, a client is asked to guide The Design Studio on budget concepts to ensure that expectations are met as to clients project budget considerations.
Preliminary estimates based upon our professional experience are submitted with preliminary design proposals. Approved drawings are used to solicit competitive bid proposals, when allowed by the building owner. Designated vendor estimates are compared to comparable efforts, to ensure only acceptable standard market pricing is allowed.
The Design Studio�s careful cost control continues after appointment of vendors. Precise cost control is offered through every stage of project, changes in small details reflected on cost estimates in a timely manner.
Move Coordination
From a project�s inception, through to completion, The Design Studio offers a full service package and will assist in the recommendation, evaluation and appointment of a moving company. Existing premises are inventoried, and all items to be re-used are logged accordingly.
During the construction administration phase, movers will be invited to attend weekly coordination meetings, to interface directly with the whole project team. This ensures that all parties can seamlessly work together during the critical period of a move weekend.
Prior to the commencement of the move, The Design Studio reviews with all contractors and vendors, an hourly time management schedule. This would typically span from Friday afternoon through to Sunday evening, and ensures that access for delivery trucks, use of elevators etc., is all coordinated on an hourly basis.
Facility Management
The Design Studio is concerned in how your project looks, not only at completion, but during the months and years that follow.
Layout change will become necessary if your needs shift. The Design Studio is as flexible to modification works, as it is in its original design. The Design Studio also offers long term facility management services to clients who are regularly updating their staffing or layout requirements.
